One of the main benefits to working with a professional property manager in DFW is that you get access to many resources that self-managing landlords cannot access. This is the second part of a three-part blog series that explains what you have to gain by working with a professional management company.
TAR & NARPM Training and Certifications
At 3G Properties Group, we are active members of the Texas Association of Realtors (TAR) and the National Association of Residential Property Managers (NARPM). These relationships give us access to legal forms, professional advice, and the kind of continuing education that keeps us up to date in the field of property management. We hold designations such as the Master Property Manager (MPM), Texas Residential Property Manager (TRPM), Residential Property Manager (RPM) Certification and the Texas Certified Leasing Specialist (TCLS) credentials.
TAR Legal Resources
When you have a legal issue that pertains to your property, a good management company will have the necessary legal relationships in place to help you solve the problem. Managers can get forms, documents, and direction from TAR whenever there’s a liability issue, a lawsuit, or a tenant dispute that could become complicated and expensive.
Leases and Contract Documents
We use Texas Association of Realtors lease forms for all of our leases. We make sure these rental contracts will hold up in court in case there’s a dispute over something like the security deposit or the payment of rent. You never want to buy or download a generic lease from a website; it’s important that your lease is specific to your state and covers everything it needs to address.
TREC Oversight
We work under the oversight of the Texas Real Estate Commission to ensure that all of the properties we manage are in compliance with state, local, and federal regulations. Through TREC, you can find licensing information and other consumer information. We use it to access forms, documents, and education.
There are many advantages to working with a professional property management company in DFW. You have access to a lot of tools and resources that won’t be available to you if you try to manage on your own. Contact us at 3G Properties Group if you have any questions, and be sure to catch the last segment of this blog series.
