As much as we are all probably tired of the negative news surrounding COVID-19, we do want to assure our residents that we are staying on top of this pandemic as much as possible. As our state and counties issue court orders relating to the close of public facilities, businesses, schools, etc., we are closely monitoring the news and watching the recommendations from the Centers for Disease Control and Prevention (CDC) along with the World Health Organization (WHO). It is prudent to be prepared for incidents involving COVID-19 for everyone’s sake. As this situation keeps rapidly evolving, it is imperative to keep up to date with these important links and the information found therein:

We want to address a few important issues regarding the pandemic as well as your tenancy.

1) Social Distancing’s Purpose:

Right now, no doubt you’ve heard about (and are engaged in) what we refer to as “social distancing.” The purpose of this world-wide action is not simply to stop you from getting sick; the larger purpose is to slow down the progression of this virus so hospitals will not be overwhelmed with those who are most likely to be affected. Without social distancing, hospitals will quickly be overrun with far too many patients and not enough equipment to handle it. As such, we just encourage you to stay home and follow the guidelines set forth by the CDC, which you can read more about by going to http://cdc.gov/coronavirus.

2) Maintenance and Repairs:

Due to the restrictions on work and the need to keep government-mandated social distancing, we may be slower than normal to respond to non-emergency maintenance requests. Please don’t hesitate to email us through your portal with any requests, but please be patient as we work on what we can when we can. And if any maintenance workers are sent to your home, please be sure to keep at least six feet away from them, to maintain the social distancing. Please also report if you, or anyone in the home is sick or running a fever.

3) Rent Payments:

If you have lost all ability to pay rent, including losing your job, your other sources of income, your unemployment has run out, and no government assistance comes to fruition, then please email us at the office as soon as possible so we can review your options. We will need a letter from your current/previous employer showing you have reduced hours or have lost your job. This will need to be on company letterhead, with their contact information. If you have filed for unemployment, we will also need proof for our records. If you are sick, please submit a doctor’s letter. Communicate immediately if you can't pay rent or only partial rent. Tips & Reminders

  • Maintenance requests MUST be in writing so please use your tenant portal. Photos can also be uploaded to support your maintenance requests.


  • Report any leaks as small problems can quickly lead to big problems.


  • Per your Lease Agreement, all tenants need their own separate Renter’s Insurance Policy or on a combined policy naming all tenants as insureds. 3G Properties Group should be named on your policy as an “additional interest” so your insurance company will automatically send us your proof of insurance and any changes or updates. If all tenants are not named on the insurance policy or we do not have a copy of your policy on file, there is a mandatory $12.50 landlord’s liability insurance policy charged to your rental property each month to be included in your rent payment. Tenant’s personal property is not protected unless Tenant has their own RENTERS INSURANCE.


  • DUE TO LIABILITY, UNDER NO CIRCUMSTANCES SHOULD ANY TENANT OR OCCUPANT ACCESS THE ATTIC OF THE PROPERTY FOR STORAGE OR ANY OTHER PURPOSE. You are not allowed to change your AC filters if they are located in the attic space or above 6 feet from the ground.


  • Tenant must kennel or crate pets whenever landlord or landlord’s representative will be on property for a scheduled appointment.





Since we are all staying home more these days let's get some SPRING CLEANING done! Here is a continuation from our last Newsletter of ways to stay busy and productive by clutter-clearing our homes:


Bath and beauty products and medicine cabinets. 

  • Give your daily routine a spring cleaning by sorting through all of those bottles and jars hiding in medicine cabinets, on counters and in drawers.
  • Toss expired makeup and skin-care items, as well as anything you do not use or like
  • Clean drawers and shelves before returning items
  • Store heat- and moisture-sensitive items (medications and some skin-care products) away from the bathroom

Habit to cultivate: Keep a list of your favorite bath and beauty products and order them online rather than shopping in person. This helps avoid over-shopping, impulse purchases AND protects us from the spread of the Coronavirus.



Laundry room, linen closet, cleaning supplies. Cleaning routines are

much easier and more pleasant when the supplies you need are neat and

orderly. Sheets, towels and other household linens do not last forever — go

through them this month and make some space.

  • Recycle worn-out and stained towels, washcloths, sheets and tea towels at a
  • textile recycling center.
  • If your child has graduated a bed size, donate the old bedding to charity
  • Clean under sinks and in any cupboards where cleaning supplies are stored. 
  • Get rid of empty containers and products you tried but did not like

Habit to cultivate: Don’t downgrade old towels and sheets to “guest” status.

Only keep linens you would personally want to use — get rid of the rest.
