MAKE SNOWFLAKE GARLANDS
Have you ever tried cutting white paper into squares and then folding them and making random cuts out of them and then unfolding it to see an intricate and unique pattern just like a snowflake? This can be a relaxing and fun family tradition for the whole family. Once everyone has made a pile, you can tape or string them together and make a super long garland and hang it from the walls or banisters to give your living room more Christmas spirit.
HAVE A RANKIN / BASS MOVE MARATHON
I’m sure you have seen one or two of these adorable, classic cartoon movies on TV during the holidays. They were originally created in the 60s and 70s and are still popular today during the Christmas season. They are filled with music, and the stop-motion is always a pleasure for the eye. These are movies that the whole family can enjoy together for years to come!
GO TO A CHRISTMAS LIGHT DRIVE THRU
Immediately after Thanksgiving you will be able to find a local Christmas light drive-thru in your hometown. This is a fun family tradition because you can turn on the Christmas music, pick up a hot cocoa, and make your way to the drive-thru line. Once you enter, you will be able to make some magical memories with your loved ones. If there is a long line, you can try a bonus tradition by everyone taking a turn to guess what exact time you will make it to the entrance. The winner will get an early Christmas gift.
DECORATE GINGERBREAD HOUSES
If your family has a sweet tooth, then this is the family tradition for you. This is one of the most popular Christmas traditions. You can either bake the gingerbread from scratch or you can use a pre-made kit.

The holiday season is upon us, and it's important to be aware of scammers who may try to deceive you or steal your identity. While scams can happen at any time of the year, they tend to occur more frequently during these months. It's essential to learn how to recognize the warning signs of common scams so we can focus on spreading cheer, making memories, and enjoying good food and company during this holiday season.
Phishing Schemes: Do not fall for emails or text messages directing you to enter payment information or other personal details. Some of these emails and websites look legit but beware of fake websites. Check the URL, watch for grammar or spelling mistakes, and search for online reviews. If it is a company that you have an account with, always contact the company's help desk and verify.
Credit Card Skimming: Use credit cards for your online purchases. Debit cards don't offer the same level of protection against fraudulent card use as credit cards. Do not save your credit card information on retail sites. Enable purchase alerts on all of your credit cards. Always use a credit card over a debit card, or use a cash app like Venmo or PayPal. If someone scams you using your credit card numbers, you have a better chance of getting your money back.
“Secret Sister” gift exchange: This is a pyramid scheme and could compromise your personal information. Ignore these schemes and report them on social media.
Juice-jacking in public places like airports: Do not use USB charging ports in public places, as hackers can install software that downloads malicious code to your device, granting them access to your personal information.
Many Schemes take advantage of popular holiday items or inflated travel costs to get you to buy fake tickets or items. Scammers will also impersonate well-known brands to steal your personal information. They will send emails, texts, or make calls claiming to be from companies you know (like Amazon or Walmart) and steal your login information or money.
I would like to suggest some safety tips. If you are going to be away from your residence for a while, it's wise to leave some lights on or have an automatic timer for your lights. You might also consider asking a trustworthy neighbor to keep an eye on your house while you’re gone.
When shopping, be cautious and aware of your surroundings. Park in well-lit areas, lock your car, and conceal shopping bags or gifts in your trunk. Try to avoid carrying large sums of cash while out, and when possible, walk to your car with someone, or ask for assistance from a security officer or store employee after dark.
Be cautious of criminals posing as delivery couriers during the holiday season. Monitor the expected delivery time of your packages, and avoid leaving them unattended. If you won't be home, consider having your package delivered to an alternate address or speaking with your neighbors about keeping an eye out for them.
Most importantly, trust your instincts and be alert at all times.

REMINDER: WORK ORDER POLICY
The Maintenance Department consolidates work orders to minimize the amount of
trips to your homes and exposure of Covid, Flu and other viruses. Please ONLY SUBMIT ONE
WORK ORDER every TWO MONTHS for non-emergency/non-essential repairs. This one work
order can have multiple items listed. If multiple work orders are submitted multiple times
within 2 months for non-emergency/non-essential repairs, maintenance will cancel the request.
If you are having any sickness and/or virus symptoms, please inform our Maintenance.
Department when they coordinate your work order appointments. Please submit your repairs
that are non-emergencies/non-essentials through your portal.
As a reminder your lease states the following about work orders:
For emergencies only, please call (940) 262-0091 Ext 1002. Messages left will be checked after hours and on weekends. Please submit a work order as well. Please make note of this change.
Maintenance requests MUST be in writing so please use your tenant portal. Photos can also be uploaded to support your maintenance requests. Report any leaks so minor problems don’t turn into major ones.
Maintenance emergencies are:
Major Water Leak (shut off water immediately)
Heat is out and it is below 55 degrees.
AC is out and it is above 85 degrees.
Toilets: None are working (not just one)
Sewage backup throughout (not just a clogged drain)
Broken windows and doors (not lockouts)
Electrical: Outages (not caused by the power company or weather related) that affect major parts of the home
The HVAC systems can only perform within a 20-degree differential. If it's 100+ and you want your house to cool to 70 then you might want to invest in a portable a/c unit that you can move from room to room to create an even cooler environment.
We service each of our rental properties quarterly or semi-annually for filter changes, smoke alarm testing and property walkthroughs. This is a requirement of your landlord and to ensure the safety and condition of your home. If you refuse service, do not allow access to your rental property, do not leave your keyless deadbolt unlocked or do not safely secure your pet in its crate, a $65 trip charge will be added to your rental account.
If you are ever locked out of your rental property, it is your responsibility to contact and pay for locksmith services. This is not a maintenance request (see above).
Do NOT pour oil or grease down any drains including garbage disposals to prevent clogs and repairs being charged back to tenants due to misuse.
“Flushable” Wipes — and Almost Everything Else — Are Not Flushable. Here is a simple truth. Sewer systems were designed to handle two things — human waste and toilet paper. Flushing wipes increases the chances that the pipes will get blocked and cause serious problems for the sewer system in general. Repairs caused by misuse will be charged back to tenants.
Per your Lease Agreement, all tenants and occupants 18 years and older need their own separate Renter’s Insurance Policy or on a combined policy naming all tenants and occupants as insureds. 3G Properties Group should be named on your policy as an “additional interest” so your insurance company will automatically send us your proof of insurance and any changes or updates. If all tenants are not named on the insurance policy or we do not have a copy of your policy on file, there is a mandatory $13.50 landlord’s liability insurance policy charged to your rental property each month to be included in your rent payment. Tenant’s personal property is not protected unless Tenant has their own RENTERS INSURANCE.
DUE TO LIABILITY, UNDER NO CIRCUMSTANCES SHOULD ANY TENANT OR OCCUPANT ACCESS THE ATTIC OF THE PROPERTY FOR STORAGE OR ANY OTHER PURPOSE. You are not allowed to change your AC filters if they are located in the attic space or above 6 feet from the ground.
No temporary or above ground pools of any kind or trampolines are permitted on the property per your Lease Agreement, paragraph 12D.
Tenants must kennel or crate pets whenever the landlord or landlord’s representative will be on property for a scheduled appointment. If not, there will be a $65 trip charge added to your rental account.
If you have an addition to your family, i.e. new baby, please let us know so we can add them as occupants. We will need their name and date of birth. Any occupants 18 or older are required to complete a rental application for approval prior to them moving in.
Please make all payments through your portal. We do not accept personal checks.
