How to celebrate Valentine’s Day at home

We have some creative ideas to help you celebrate in the comforts of your home with the ones you love:

  1.  Create a spa experience at home.
  2. Have an indoor picnic or backyard barbecue (snuggle up).
  3. Set up a waffle bar with tasty toppings.
  4. Make a scrapbook or DYI Valentine’s Day gift.
  5. Cook a meal together or make a fancy dessert. Use online cooking videos for demonstrations.
  6. Relax with a movie marathon. Have popcorn with various seasonings. 
  7. Sip mocktails or cocktails in fancy flutes and dip everything in chocolate.
  8. Play board games or trivia and have fun snacks.
  9. Take an online mixology class.
  10. Eat breakfast or pizza in bed!

Texas Weather Is Unpredictable And Can Change From One Day To The Next

Be prepared for weather related emergencies and have a plan of action in place.


Prepare A Home Emergency Kit:


  • Flashlights and/or battery operated lanterns for use during power shortages. Have extra batteries.
  • Battery-powered NOAA Weather Radio and portable radio to receive emergency information.
  • Charged cell phone.
  • Plenty of bottled drinking water.
  • Pre-packaged non-perishable food such as dried fruit, nuts, granola bars and other food requiring no cooking or refrigeration.
  • Propane camp stove and fuel (NOT to be used indoors).
  • Non-electric can opener.
  • Tool set.
  • Extra prescription medicine.
  • Baby items such as diapers and formula.
  • First-aid kit/supplies.
  • Extra blankets.
  • Extra pet food and warm shelter for pets. 




Please welcome Ovel Leonardo as our full time Maintenance Coordinator. We are very excited to have Ovel onboard! Here is a little about Ovel:  

As Maintenance Coordinator, Ovel Leonardo is responsible for 3G Properties Group’ Maintenance Program, overseeing all aspects of Maintenance/Make Ready work and coordination with vendors. Ovel’s primary responsibility is to receive tenant and owner maintenance requests, prioritize them and make arrangements with 3G Properties Group’ team of trusted Vendor Contractors to get the work done.

Ovel Leonardo is a native of Southern Belize where he started off his career in the Hospitality Industry however 13 years ago, he decided to relocate to Ambergris Caye (located 27 Miles North East of Belize City) where he continued his work in the Hospitality Industry up until April of 2020. He has spent all his adult life working in the Hospitality Industry in Belize working at two of Belize’s finest Resorts from Mid to upper level Management and brings over 20 years of extensive knowledge and experience in Maintenance and Guest Services.

Ovel has served his community in many areas such as the local chapter of the tourism stakeholders, Rotary Clubs and Red Cross to name a few. His passion for continued experience in the work field lead him to the position with 3GPropeties where he is a vital Team Member.



Maintenance requests MUST be in writing so please use your tenant portal. Photos can also be uploaded to support your maintenance requests.


If you have a maintenance emergency, please text 940-765-3133.  If it is not an emergency, please place a work order through your tenant portal.


Maintenance emergencies are:

Major Water Leak (shut off water immediately)

Heat is out and it is below 55 degrees

AC is out and it is above 85 degrees


Report any leaks so minor problems don’t turn into major ones.


Per your Lease Agreement, all tenants and occupants 18 years and older need their own separate Renter’s Insurance Policy or on a combined policy naming all tenants and occupants as insureds. 3G Properties Group should be named on your policy as an “additional interest” so your insurance company will automatically send us your proof of insurance and any changes or updates. If all tenants are not named on the insurance policy or we do not have a copy of your policy on file, there is a mandatory $12.50 landlord’s liability insurance policy charged to your rental property each month to be included in your rent payment. Tenant’s personal property is not protected unless Tenant has their own RENTERS INSURANCE.


DUE TO LIABILITY, UNDER NO CIRCUMSTANCES SHOULD ANY TENANT OR OCCUPANT ACCESS THE ATTIC OF THE PROPERTY FOR STORAGE OR ANY OTHER PURPOSE. You are not allowed to change your AC filters if they are located in the attic space or above 6 feet from the ground.


No temporary or above ground pools of any kind or trampolines are permitted on the property per your Lease Agreement, paragraph 12D.


Tenant must kennel or crate pets whenever landlord or landlord’s representative will be on property for a scheduled appointment.


If you have an addition to your family, i.e. new baby, please let us know so we can add them as occupants. We will need their name and date of birth. Any occupants 18 or older are required to complete a rental application for approval.
